Moving forward, we project to deliver around a 7% annualized cash on cash return, a 25% average annualized return, and a 1.8x equity multiple for our investors over the course of a typical five year hold. Stringent Underwriting

We underwrite about 100 properties on average before finding a property worthy of Anthem Capital and our investors. This selective 1% acceptance rate is because we are hands-on and believe in conservative underwriting principles that are not driven by overinflated rent growth or cap rate compression. Anthem works with expert local teams who have unparalleled market intelligence and can get us access to potential opportunities ahead of the curve. Our selection criteria involves looking for cash-flowing assets that are under-capitalized, are poorly managed but offer rehabilitation potential, or opportunities to add value. These assets should be in landlord friendly cities and states where there is population growth, job growth, and a clear gap between rent vs ownership costs. With our conservative and selective underwriting process, we can ensure that all the investments we bring to market either meet or exceed projected returns.

Operational Excellence

Our optimization goes beyond structural renovations and managerial upgrades. By leveraging Artificial Intelligence (AI), machine learning, and software as a service (SAAS) technology, we increase automation and productivity, streamline operations, mitigate risk, and decrease expenses. We tend to hold our investments for about 5 years. During that time investors will be receiving a cash on cash return but their principal will be tied up in the ongoing investment. If you need your investment before the deal goes full cycle we will make our best efforts to sort out your situation on a case by case basis.

Our Investment are Tied to a Specific Deal & Not a Portfolio Offering

A portfolio lowers the risk through diversification, but we eliminate our risk on the upfront by cherry picking and closing on only the top 1% of deals available in the market.
